TENANT GUIDE:
You will be dealing with either Quicklet Properties Ltd or the landlord depending on the type of letting.

REQUIREMENTS TO START TENANCY WITH US:
If you like the viewed property we will remove it from our advertisement list on GUMTREE and we will require the following:

HOLDING DEPOSITE:
A holding deposit will be required before we move on to the agreement. Tenant can include holding deposit in one month's rent or in the deposit due

AGREEMENT:
Tenancy agreement will run for one year. However, after one year it will automatically convert into periodic tenancy agreement''

PAYMENT:
Once a moving date has been agreed and references have all been approved by the landlord then the tenancy agreement will need to be signed by all parties and the initial payments in full will become due.
This comprises of the following:
** Deposit normally equal to 4 to 6 weeks of rent (depending on the annual rent).
** One month rent advance.
** These payments can be made by cash or paid directly into our client bank account.

INVENTORY:
Inventory report is made at the time of the agreement and at the end of the tenancy agreement, we compare both the reports at the time when tenant leaves.

RENTAL PAYMENT:

Rent can be paid in the form of cash or directly into our account.
If payment of due rent is delayed for any reason, you need to inform us within a weeks' time.
**There will not be any extra VAT charges.

DEPOSIT RETURNS:
When your tenancy ends, an inspection of the property will be carried out and landlord may propose deductions to the deposit for damages or unpaid rent, if you agree with this the money will be returned to your account otherwise if you disagree with deductions then an independent adjudicator (Deposit Dispute) will assess the evidences and make a decision that how much of the deposit will go to you or to the landlord.

MAINTENANCE AND REPAIR:
** Lost Key charges will vary according to the key invoice.
You will need to report us if there are any problems within the property or faults with appliances and we will deal with the problem as quickly as possible. So, please report any problems you feel need attention.

NOTICE TO END TENANCY:

You will be required to give us at least one month notice in writing of your intention to leave the property.
Unless otherwise all the specific information is available in our tenancy agreement.

PROPERTY INSPECTION:
Routine property inspections after every three months.

TENANTS'S RESPONSIBILTIES:
During the period of tenancy, it's tenant's duty to keep the property secure and prevent it from any serious damage. If there is any emergency regarding the property contact us on our emergency numbers.

CHANGE OF TENANT FEE:               £0
