1) How much is your Landlord Fee?
LET ONLY : 15 Days Rent
DEPOSIT PROTECTION : As per MY DEPOSIT charges.
RENT COLLECTION : £0 (PER MONTH)
FULL MANAGEMENT SERVICE : 10% ( NO VAT)
CHECK OUT FEE : £0
COURT ATTENDANCE : £0
MAINTENANCE AND REPAIR : Charges will vary as per Invoices

2) How much is your Tenant Fee?
Our PERMITTED FEES to Tenants:
LOST KEY FEE : £ Variable (Cost will vary dependant on complexity of Lock/security Device)
CHANGE OF TENANT FEE : £0
LATE PAYMENT OF RENT : £0 (14 days after rent is due)

2. PROPERTY LICENCE
Property Licensing:

Under local council licensing laws, it is now illegal to rent out a residential property without the correct property license.

All Newham, Waltham Forest, Barking & Dagenham and Redbridge Landlords must now have the following:

• GSI (Gas Safety Inspection) Certificate.
• EPC (Energy Performance Certificate)
• PAT (Portable appliance Test)
• FRA (Fire risk assessment)
• LRA (Legionella risk assessment)
• TDS (Tenancy deposit scheme)

Additionally, all Landlords must now have provided on request:
• A complete 6 month written inspection report.
• A Maintenance log of all reported and actioned repairs.
• A correspondence must be available in tenants' native language.

Consequences for non-compliance and failing to comply with any conditions of a license include:
• Fine of £20,000 for illegally renting a property without a license.
• Fine of £5,000 for non-compliance with license requirements.
• Possessions under Section 21 or Section 8 of the housing act are declined by courts for properties without license.

3. OPENING HOURS
Our opening hours are as follows:

Monday: 10:00am - 06:00pm

Tuesday: 10:00am - 06:00pm

Wednesday: 10:00am - 06:00pm

Thursday: 10:00am - 06:00pm

Friday: 10:00am - 1:00pm
02:00pm - 06:00pm

Saturday: 10:00am - 02.00pm

Sunday: Closed

4. AGREEMENTS
What length of tenancies do you cater for?

Currently we have no maximum length for our tenancies. The length that we have are minimum for 6 months and 12 months.

5. DEPOSITS
What amount of deposit is required?

Deposit amount required is 5 weeks OR 6 weeks. Along with this, we also require Advance Rent of 1 month.

6. NOTICES
Q1) What happens at the end of a fixed term tenancy regarding notices?

A1) Once the 6/12 months contract comes to an end, the contract automatically changes to a periodic tenancy. This means that the contract is renewed on a monthly basis. This is done automatically and without the tenant having to request it. For this reason, if the tenant only wishes to stay for 12 months and wants to vacate the property once the 12 months contract comes to an end, they MUST give 1 MONTHS WRITTEN NOTICE IN WRITING at the end of the 11th month of the contract.

Q2) I have a 12 month contract which is coming to an end. Do I need to give any notice if I wish to vacate the property?

A2) Yes you do. We require one months' notice in writing a full month before the end of the tenancy.

Q3) I have a 12 month tenancy which is coming to an end. I wish to carry on staying at the property. What do I do?

A3) The tenancy automatically becomes a periodic tenancy at the end of the fixed term tenancy. You do not need to do anything.

Q4) Can the landlord ask me to leave the property?

Q4) Yes they can however, the landlord/letting agent will need to give you a minimum of two full months' notice.
